The Developments of Puerto Vallarta 2003

For the past five years, Vallarta’s real estate market has been driven forward by developers who continue to produce a wide array of products for an increasingly more sophisticated buyer.
These developers range from small, single-family homebuilders who produce one or two homes a year to “mega” developments that actually are almost self-sufficient communities offering a wide-range of real estate opportunities, not to mention amenities such as golf, tennis and boating.

Development in the past was mostly done by local contractors and builders; however, most of the new projects underway today are being done by outside companies, from either Guadalajara or Mexico City, or the United States. For the first time, Vallarta is seeing “Resort Specialists” entering the market, marketing groups with years of expertise in other resort communities. They are helping to “raise the bar” regarding quality and options available not just for themselves but for every developer around the bay. The outcome can only mean better product and services for Vallarta in general and for those interested in having a home here.

Bel Air Estates is located in the heart of the city, on a hill overlooking the South Side and popular Los Muertos beach. This exclusive, gated 40-lot community consists of three- and four-bedroom custom-made villas, each with private pool and landscaped tropical gardens. All homes offer unobstructed views of the mountains, city, sunsets over the ocean and the lights of the city and beyond at night. El Faro Real is located on the North Shore on Playa Punta Mita, just steps away from the small village of El Anclote. Surrounding the village and El Faro Real is Punta Mita, a planned luxury resort and residential community covering more than 1,500 acres. This deluxe condominium development consists of two buildings, each with just six two-bedroom units, one unit per floor, with direct access from the elevator into each unit. Flamingos Club Residencial is an urban development that combines residential and commercial areas with modern services, such as a private club and regional shopping center. The concept of the development divides the property into two areas: a single-family gated area with controlled access and a multi-use residential area. Both areas will have complete facilities for water treatment, sewage and drainage, as well as electrical and security systems. The Hacienda Flamingos Social and Sports Club will be constructed on a 50,000-square meter (approximately 500,000-sq. ft) lot and will have 10 tennis courts, recreational swimming pool, semi-Olympic swimming pool, diving pool suitable for tournaments and football and soccer fields. Part of the Paradise Village Golf and Country Club in Nuevo Vallarta is the new Green Bay Golf, Tennis and Beach Club. Sixty condominium homes comprise the development that will feature one-, two- and three-bedroom residences located inside the golf course at “El Tigre.” Ownership provides access to the El Tigre beach and sports clubs, which include restaurants, tennis courts, swimming pool, gym and spa, as well as the marina and the El Tigre clubhouse and shopping areas. Santa Barbara Partners and Greg Norman’s Medallist Developments have partnered to create Punta Mita’s newest planned residential enclave, La Solana. 71 hotel suites and 58 ownership villas, a secluded beach, luxury spa and fitness center, as well as full-service beach and ocean clubs will be managed by Rosewood Hotels & Resorts. The Villas of La Solana, oceanfront and oceanview, are available for whole ownership and as part of a Private Residence Club. Three floor plans, from 5,600 to 6,500 square feet, will be available, each containing three bedrooms, 4.5 baths, library/media room, plunge pool and terraces. Some villas have optional detached master suites, approximately 1,500 total sq. ft., including plunge pool and fireplace. At the top of La Solana will be La Plaza, a mountaintop village with the hotel's reception areas, retail boutiques, tequila shop and bar, general store and gourmet bistro. Ownership within The Villas of La Solana also provides entree to the amenities of Punta Mita, including access to the existing Jack Nicklaus Signature golf course. Las Olas

Las Olas is a single-family gated residential beachfront community in San Francisco, Nayarit, a small beach town 30 minutes north of the airport. The Los Olas development includes 26 single-family residential building sites, 18 of which are beachfront lots. The development also has eight lots with views of the Pacific Ocean. Currently there are 22 home sites available to choose from at Las Olas. Prices range from $200,000 to $600,000 USD. Amenities include a beach club and an oceanside pool. There will be 24-hour security to the single-entranced project. The Mayan Island mega project in Nuevo Vallarta has three residential options: luxury condominiums facing the ocean, with a 393-foot pool just a few steps away from a mile-long sandy beach, 28 exclusive residential properties, two penthouses, 19 golf course residences and 64 apartments on the golf course, all with views of the bay and mountains. Paradise Village

With the success of their resort and residential development, the new Ocean Vista apartments and Paradise Plaza shopping mall, Paradise Village has now embarked on a new expansion phase. It has added an 18-hole, par-72, 7200-yard championship golf course designed by Robert Van Hagge. The residential home sites and country club will round out the private gated community. Along with this project, Paradise Village has initiated a new residential project, Playa Royale Residences, a 44-unit, luxury ocean front condominium, 80% of which sold out during pre-construction, and a 264-unit development, Grand Marina Villas, overlooking the residential canal area. The pre-construction phase will offer 230 Italian-style, oceanfront condominiums and 10 luxurious beachfront homes, all with panoramic views of Banderas Bay. Reserved for fewer than 250 families, PortoFino’s waterfront enclave offers several different one- to four-bedroom condominium residences, as well as a four-bedroom, four-bath penthouse. Punta Esmeralda is the newest subdivision by the developers of Real del Mar. The development is located just before La Cruz de Huanacaxtle, situated on the coast just before the turnoff to Cruz and Punta Mita. Delivery of the first phase of construction is slated for the 2004/2005 season. Punta Esmeralda is a planned, luxury, gated community covering more than 20 acres of oceanfront property with low profile terraced land construction, which affords each unit views of the bay.
